Knight & Rennie offer a number of services to Landlords from full management to tenant find only, we also can offer extensive advice on current legislation including: The Gas Safety (Installation and Use) Regulations 1994 and The Fire and Furnishings (Fire) (Safety) Regulations 1988 and (Fire)(Safety) amendments 1993 Regulations.
Our service in detail
Full management
Full management is the most comprehensive service that we provide and includes advertising the property, finding and fully referencing a tenant, preparing a comprehensive inventory in accordance with the tenancy deposit scheme, ensuring collection of the rent and prompt payment to the landlord, dealing with any 'issues' that arise in the property that would normally require intervention from the landlord, handling the transfer of utilities and council tax, periodically inspecting the property and automatically finding a new tenant when notice is given.
Tenant find
The tenant find service includes advertising the property, finding and fully referencing a tenant, preparing a comprehensive inventory in accordance with the tenancy deposit scheme and setting up a standing order to the landlord for the rent.
Avoiding the void!
The term 'void period' is extremely unwelcome to all landlords, at Knight & Rennie we pride ourselves on doing all we can to prevent a void period from occurring, we achieve this by keeping in regular contact with our tenants, and a computer designed prompt system reminding us when tenancy agreements are 10 weeks from expiry. Our aim is to protect your investment by ensuring the highest rate of occupancy possible.
EPC (energy performance certificates)
All rental properties now require an EPC from 1st October 2008. Knight & Rennie can provide these at a competitive price.
